Fancy owning a hydro plant?

A long-established hydro-electric scheme in the Scottish Highlands has been brought to market, offering investors the chance to own a renewable energy asset.

Located on the Glendoe Estate near Fort Augustus, on the south-east shore of Loch Ness, the 1.022MW run-of-river hydro scheme has been operating since December 2013. Eligible for the Government’s Feed-in Tariff until December 2033, the installation combines renewable electricity generation with strong environmental credentials.

The scheme produces an average of 2.52GWh of electricity each year using the natural flow of the Allt Doe, avoiding the need for large dams or reservoirs and minimising environmental impact.

Alongside clean electricity exported to the grid, part of the power is supplied locally through private-wire arrangements, creating an opportunity for purchasers to secure additional income while helping businesses reduce reliance on fossil fuel-generated electricity.

Expected to generate an operating profit of around £700,000 in 2027, the hydro scheme is being offered on a 30-year leasehold at a peppercorn rent.

The sale, marketed by property firm Galbraith, is expected to attract renewable energy investors, family offices and organisations looking to secure their own low-carbon electricity supply.
